The Extent to Which the Separation of Dwelling Units into Re-subdivided Residential Plots Meets Households’ Spatial Needs in Riyadh

Abstract

The separation of dwelling units into re-subdivided residential plots in Riyadh contributes to providing more affordable units. However, the size of these units and their elements may not fit the needs of the households. Therefore, this study aimed to determine the extent to which separated dwelling units on re-subdivided residential plots meet the spatial requirements of the average size Saudi households in the city of Riyadh. To achieve the purpose of the study, functional and spatial analysis were applied to identify the elements of the dwelling unit and its size, which are compatible with the needs of the average size households in Riyadh. The size of dwelling units resulting from separating dwelling units into re-subdivided plots was calculated according to the size of the re-subdivided plot, the width of the plot facade, the width of the street and type of residential building – whether duplex or villa. Based on the findings, some amendments were proposed to the dwelling units' separation procedures to ensure that the size of the dwelling unit and its elements meet the households’ requirements.
